But first lets get some context.
So one of the big lessons we have learnd in the time we have been doing rooming houses is this... time is money.
That may sound obvious, but let me put like this.
Now if you know rooming houses you know that it can produce a serious amount of rental income.
For instance in Victoria you can have up to 9 bedrooms... and up to 12 people. (most of our clients build in VIC because of this)
"Are you freaking searious" I hear somone say...
Yep... true. So thats seeeeerious cash flow am I right... yes I'm sooo right.
But what does that mean, really?
The average build time of a traditional builder is 12 months...
So therefore if you assume the average room rent (ensuite and kitchenette) for a custom build rooming house is about $320 (up to as much as 380) per week.
So lets say you multiply that 320 by 9 rooms... thats a cool $2,880 per week in rental income. (on average)
Per month thats a brain blasing $12,480 per month. 🤯

Factory Build
Each module is prescision built in a factory.
This is the best part.
By doing this we remove the typical traditional delays.
Meaning a smoothe and consistent flow of works on your project from start to finish.

No more trade delays!…Yaah! Trades are always available as they are working in a consistent environment.

This takes about 8 – 14 weeks depending on the amount of mudules you require for your rooming house project.
- Step 2
Factory Completion
As each module is completed then set up ready for sign off and for quality assurance.
Each part is certified by building surveyor and engineer for durability, quality and compliance.
This is a time when the project comes together very nicely.
A very exciting time, it looks amazing.

The modules are then finalised and preped for transporting.
This process will take around 2-4 weeks depending on volume and production timelines.
- Step 3
Transport/Installation
Site will be prepped 2 weeks prior to installation and ready for delivery of modules.
Modules are then collected from factoy via trucks and transported to the site. Where a crane will be reay to lift and install each module in place.
This process is arranged like a well oiled machine to ensure all pieces go in place on time and without any hold ups.
The team is very efficient and knows exactly where and how everything must go.
The is process happens very quick and most people are amazed when they see how fast the house comes together.
Each module piecing together one module at a time like a tetris puzzle that just fits. each piece clicking and working… bringing joy to all those that witness this.
This process will take around 1-2 days depending on the amount of modules being lifted.
- Step 4
Project completion
Now the final touches are made to the site.
All the services are connected and the project is powered up.
The site works are commenced and internal and external works finalised.
So things like the landscaping are done… The driveway and any and any additioanl concrete works that are needed like andy additional parking spots… etc.
All final compliance works and prepping of the project are done at this stage.
All signoff are completed and the final class 1b occupancy permit is issued.
The project is now completed and you can stsrt looking at filling the rooms.
This process will take around 2-4 weeks depending on the amount of modules being lifted.
